<p class="wp-block-paragraph">While we&#8217;re in the attic space I want to point out a few things about a foam condition attic. If you notice how the foam covers the rafters, well the rafters are two by sixes, that means I have at least about a five and a half to six inch thick foam on top. </p>

<p class="wp-block-paragraph">The reason that&#8217;s important is to control the dew point, I want the dew point to be beyond that of the decking above it. That keeps the moisture out of the plywood or OSB whichever you use on the decking. The next point I want to point out are the ducting system if you notice the ducts are set down below the rafters. What that does it allows me to have my five and a half inches of foam covering the rafters. Otherwise if the ducts block it I can&#8217;t get my foam to where it&#8217;s supposed to be. </p>

<p class="wp-block-paragraph">The next thing is the attic temperature, the attic temperature of conditioned attic space is about 10 percent of the ambient temperature of the living area. Now the ambient temperature of the living area is the average temperature of the living space below us. So it&#8217;s conditioned by the attic through the thermal transfer of the temperature through the sheetrock into the attic area and thus is why they call it a conditioned attic space.</p>

<p class="wp-block-paragraph">This home has a single heating and air system that controls three zones within the house.&nbsp;One zone in the second floor bedroom area, the&nbsp;second zone will be the master bedroom bath area,&nbsp;and the third zone is the net of&nbsp;the remaining part of the house.&nbsp;</p>



<p class="wp-block-paragraph">It&#8217;s controlled by electronic dampers, which are communicated to and controlled by the main brain of the system here. But that allows us to increase or decrease the airflow according to the call out for the thermostats within each of the areas of the zones.</p>

<p class="wp-block-paragraph">If you&#8217;re going to have a condition attic space with gas-fired appliances in the attic it&#8217;s imperative that you use at least a 95 percent efficient unit. Like this tankless water heater, it allows for the carbon monoxide to be expelled to the outside while bringing the fresh air to burn the fuel to the inside.&nbsp;</p>

<p class="wp-block-paragraph">This particular tankless water heater has a storage secondary storage tank and what that allows us to do is circulate the hot water throughout the whole house on a continuous basis. Allowing whichever faucet within the house when you turn it on you have instant hot water. </p>



<p class="wp-block-paragraph">When the water temperature drops below a certain level the tankless water heater comes on and will heat that water back up to the desired level. One last thing i want to talk about tankless water heater, are that the gas-fired water heaters being as a 95 efficient whichever you go with is far more efficient than an electrical tankless water heater.&nbsp;</p>
